Investment Process

mogul focuses on offering unique single family rentals with strong rental income and appreciation upside. We analyze nationwide, proprietary data focused on population growth, population shifts, and employment to hone in on the best markets. After gaining conviction on target markets, we tailor a "buy box" for each location focused on high price-to-rent dislocation and attractive fundamentals.

Sending out our monthly buy box to our network of inventory partners, they provide us with 1,000's of properties both on and off market. Focusing on the top risk-adjusted returns, we approach the sellers to gain qualitative data and inspect the property. After gathering all data, we scrutinize the final properties through an internal investment committee comprised of individuals with decades and billions worth of experience. If the property passes our stringent thresholds, we close on the property. 

For sourcing and vetting the properties, mogul charges a one-time 3% platform fee in the initial capitalization of the property. If the property requires set up to make it rent ready, we charge a one-time 2% setup fee. Because it is in the initial capital structure, it does not mean an expense out of pocket, rather your ownership in the property is slightly diluted. We focus on strong properties with a 12% minimum projected IRR (or hurdle rate), and this is inclusive of any of the one-time fees. In the investment calculator of each property, you can utilize our underwriting across base-bull-bear case scenarios to see the potential returns.
